Position Title: Certified HVAC Technician
Job Type: Full-Time, On-Site

Requirements: The Candidate shall have:
Valid HVAC Technician Certification (EPA Section 608 or equivalent).
Minimum 3–5 years of experience in HVAC system preventive maintenance and repair.
Knowledge of air handling units (AHUs), rooftop units (RTUs), and mini-split systems.
Ability to troubleshoot electrical components, controls, and safety devices.
Familiarity with refrigerant handling, coil cleaning, and condensate system maintenance.
Strong documentation and reporting skills.
Physical ability to work in outdoor and indoor environments, including lifting and ladder use.
Duties & Responsibilities:
The HVAC Technician will perform monthly preventive maintenance services in compliance with site requirements, including but not limited to:
System Operation & Inspection
Inspect overall HVAC system operation for unusual noises, vibrations, or odors.
Verify thermostat calibration and test setpoints.
Inspect exposed ductwork for leaks or damage.
Air Handling Units (AHUs) & Rooftop Units (RTUs)
Inspect, adjust, or replace belts.
Lubricate bearings and moving parts (if applicable).
Inspect motor amperage draw vs. nameplate data.
Clean condensate pans and drain lines, ensuring stoppage-free operation.
Filters & Air Quality
Replace air conditioning filters in all air handlers.
Clean filters in mini-split units.
Check outdoor air dampers for proper position and function.
Cooling Components
Inspect refrigerant sight glass for bubbles or oil.
Check evaporator and condenser coils for dirt or corrosion.
Ensure condenser fans are clean and balanced.
Confirm delta-T (temperature differential) across coils.
Electrical & Controls
Inspect control panel wiring and signs of overheating.
Check contactors, capacitors, and relays.
Test safety switches and float switches.
Drainage & Humidity Control
Flush condensate drain lines with approved cleaner.
Documentation
Log filter changes, amperage readings, and delta-T values.
Report anomalies (e.g., compressor short cycling, tripped breakers).
